Work done today:

• Shot blasting of the exposed portion beneath the Allan block wall behind the 244 building, in preparation for the concrete curb that will go in the same area.
• Workers onsite: At least four observed.

Shot blasting material used was Enviro-Grit Abrasives Enviro-Grit. The product page is here: https://www.enviro-corp.ca/enviro-grit. It’s basically extra fine glass dust.

NOTE: The work crew was still here at 8 p.m., which appears to be a violation of New Westminster City Bylaw 8013, part of City Bylaw 6063 (Construction Noise):

Work done today:

• Removal of planking along the bottom of the 244 building on the west and north sides.
• Removal of the lower portion of stone cladding from the pillars in the areas listed above.
  • This work is being done to allow the new membrane to extend eight inches (about 20 cm).
• Workers onsite today: At least four observed.
• Strata Engineering also had at least four people onsite doing inspections.

Work done today:

• Continued removal of membrane residue from concrete slab behind the 244 building and between the 244 and 248 buildings.
• Power-washing of concrete slab between the 244 and 248 buildings.
• Workers onsite: At least 3.

Work done today:

• Continued removal of membrane residue between the 244 and 248 buildings and along the back (west) side of the 244 building.
• Work expanded to patios, with all but one patio in various states of having all membrane residue removed.
• Workers observed: At least three.

Additional work to be done before new membrane can be installed (incomplete list):

• Removal of lowest planking on the back of the 244 building, to allow expanded membrane coverage.
• Removal of lower portion of stone cladding through same area as above (you can see an example of this removal in the first photo below).
• Blasting of both of the above exposed surface areas, to allow clean installation of new membrane.
• Additional membrane residue removal along edges in various areas.

The fourth biweekly status meeting took place mid-morning. Attending were:

• Prostar
• Strata Engineering
• Sub contractor reps
• Copperstone Council, represented by the President and Vice President
• Quay Pacific strata property manager

Concerns over the quality of work and schedule were raised by the Vice President. Prostar again promised to provide a schedule to owners, and also stated they would be ready to install the new membrane by the end of this week, weather permitting.

Work done today:

• Continued use of pressure washers to remove membrane material/residue
• Workers observed onsite: Three

Addendum: Later in the afternoon, the Vice President noted the site had gone quiet and at first assumed work had been completed for the day. He went outside and found two workers struggling to get a power washer started, repeatedly pulling hard on the pull cord of the unit. The Vice President observed the power switch was in the OFF position and pointed this out. The workers turned the power switch to ON and were able to start the power washer and resume work. While anyone can make mistakes, this does raise concerns over the quality of work being done.
